Conservation Easement in Texas
presentation by Bruce Bodson

Conservation easements are a non-possessory interest in real property. These easements serve as a mechanism for permanently preserving conservation values for the benefit of the public, while allowing the landowner to retain ownership of the land.
This talk will explore the mechanics of conservation easements; what they do and don’t do, who can grant a conservation easement, who can hold a conservation easement, what are the tax benefits of donating conservation easements, and what are typical terms and conditions. We will also examine how they are used to protect riparian areas-often our best remaining habitat, and look at some examples of their successful use to create public value in the greater Houston region.
Bruce Bodsonis an attorney in private environmental practice with 40 years of environmental experience as a scientist, consultant, attorney and academic. He has been involved in the protection of Houston-area waters and riparian areas for over 20 years.Bruce has served on the boards of Bayou Land Conservancy, the Christmas Bay Foundation, the Gulf Coast Bird Observatory, and the Bayou Preservation Association.

He founded and directs Lower Brazos Riverwatch and the associated land trust, the Columbia Bottomlands Conservancy, promoting clean water, riparian habitat protection, and recreational access to the Brazos River and tributaries.

He is also adjunct faculty for Texas A&M University at Galveston.
